Settling Foundations

When the Ground Under Your House Gives Way

Your house sits on the soil under its footings. When that soil compresses, shrinks during a dry summer, washes away or was never compacted well in the first place, part of the house can sink lower than the rest.

Settling often shows up upstairs before anyone looks at the basement: a door that won't latch, a floor that slopes, a crack over a window that keeps coming back. Older homes may have settled decades ago and stopped. The key is knowing whether yours is still moving.

We look at the whole picture: the cracks in the basement, the doors and floors upstairs, the outside of the house and the way water moves around it. That tells us whether the settling is old and stable, still active or tied to a drainage problem that needs fixing first.

What Causes It

Why Foundations Settle

Settling starts with soil that can't hold the weight anymore.

Shrinking ClayClay shrinks during dry summers and swells when it gets wet again. That constant change means the support under your footing shifts from season to season.
Loose Fill SoilSoil brought in when a lot was leveled or backfilled around a foundation can keep compressing for years, letting part of the house sink.
Water Washing Soil AwayA downspout that empties at one corner can soften and wash away the soil under that footing, a little more with every storm.
Additions & PorchesAdditions, porches and stoops often sit on smaller, shallower footings, so they settle at a different rate and pull away from the house.

Warning Signs

Signs Your House Is Settling

Settling clues show up all over the house. One or two might be normal, but several together usually mean something is moving.

  • Doors and windows that stick
  • Floors that slope toward one side
  • Drywall cracks that keep returning
  • Diagonal cracks from foundation corners
  • A stoop or porch pulling away
  • Gaps around a chimney or addition
  • Cracks in brick or block outside
  • Gaps under baseboards or trim

How We Fix It

Settling Foundation Repair Options

Helical pier being installed beside a footingPiers

Pier Stabilization

When the soil near the surface can't carry the house, steel piers carry the load down to firmer soil and are bracketed to the footing.

Piers stop ongoing settling, especially under corners, additions and porches.

Each pier is driven until it reaches firm soil, so we know it can carry its share of the load.

Fixing the Water Problem

Most settling starts with water. Downspouts at the corner, poor grading or failed drain tile keep softening the soil under the footing.

We find where the water is coming from and fix it, so the rest of your foundation stays put.

Fixing the water source protects the rest of the foundation and keeps the problem from spreading.

Common Questions

Settling Foundation FAQs

Is some settling normal?

Some, especially in the first years after a home is built. Settling that's uneven or still happening is the concern.

How can I tell if it's still moving?

Mark crack ends and date them, take photos and watch doors that stick. If things get worse, it's active.

Can a settled house be lifted?

Sometimes. Piers stabilize a foundation and can help lift part of it in some cases.

Why is my addition pulling away?

Additions often sit on smaller footings that settle differently than the house.

Can downspouts cause settling?

Yes. Water dumped at a corner softens the soil under the footing over time.

Does insurance cover settling?

Many policies exclude settling. Check with your agent.
